Customer:
HSB Brf Siken in Tyresö has 208 apartments and two commercial premises. Their main building has 12 staircases of 8 storeys each.
HSB Brf Siken is a customer of Home Solutions.
Home Solutions offers its customers help in making their properties and condominiums smart, green and sustainable. Home Solutions has over 20 years of experience in digitising residential buildings and currently connects over 60,000 apartments.
The Challenge:
In HSB Brf Siken wanted to be able to monitor the flats in an optimal way to get the information they were looking for.
It was important to be able to obtain information on the temperature in each apartment/floor, so that the manager could optimise and balance the temperature in the buildings. They also wanted to be able to get an early indication of water damage. It should not be possible for the neighbour in the apartment below to see the leak in his roof. Information was also wanted in the event of fire and smoke, so that they could be proactive rather than reactive. It was all about the manager having the information needed to optimise many different and important parameters in the property and create security for the residents.
Previously, there was only one control computer, a DUC, which sensed the temperature outside. The temperatures in the flats were regulated according to this temperature. Traditional smoke alarms were previously installed in the flats, but these do not provide any more action, they only make a noise. Water leaks that could occur were only noticed when major water damage had already occurred.
Home Solutions sought a more modern solution and a system that spoke the same communication language (M-Bus).
The Solution:
Home Solutions offered HSB Brf Siken our gateway PiiGAB M-Bus 900T Wireless.
PiiGAB M-Bus 900 is a Smart Metering Gateway that talks both wired M-Bus and Wireless M-BUS. In this case, the electricity meters threaded everything else is wireless.
Med PiiGAB M-Bus 900 and Home Solutions system Propeye that you installed, you get information from temperature sensors, smoke detectors and leakage arms. In order to optimise the functioning of the radio infrastructure, a repeater on every third floor. This repeater ensures that the signal from all sensors and transducers reaches the gateway, where all data is collected. The gateways then forwards the data to Propeye.
Temperature sensors in the building sends information to the manager who monitors the temperature level in the flats. The manager takes care of regulating the property, making sure that there is a balance and adjusting radiators to best achieve the desired level and savings.
From smoke detectors gives an indication of fire and smoke development. There are also leak alarm in each apartment under the sink. If there is a leak or the smoke detectors indicate it, a text message is sent to the manager, to the occupant of the apartment and to the board.
To facilitate installation on site and protect the gateway, it was pre-assembled in an enclosure, this was done by us at PiiGAB in advance before delivery, a service to facilitate our customers' work in the field. A router with LTE is also mounted there for smooth and secure access to the data.
- "We have always had a good dialogue with PiiGAB and they have a good size of their company that allows them to be very flexible. They are very quick to find good solutions and have always been at the forefront of development," says Christer Svensson, Sales Manager at Nordic Propeye, Home Solutions i Sverige AB.
After implementation, the HSB Brf Siken received the information they wanted as a basis for operating the properties in a favourable manner.
We at PiiGAB are happy to have been involved in the project together with Home Solutions.
This is how much water damage to property costs in Sweden, every week
Did you know that the cost of repairing water damage in flats ranges from SEK 80 000 to 133 000? Water damage is the most common and most expensive damage to a property.
Water damage in properties costs around SEK 100 million a week in Sweden, according to the organisation Bostadsrätterna, which is a nationwide organisation for Sweden's housing associations. To summarise leak alarm a good investment.
